Ø       Work with engineering in the identification of locations for Small Cell and/or DAS facilities, specifically located on ROW properties, while at the same time, working with appropriate City Departments to procure required permits and agreements necessary for a successful installation.

 

Ø       Work with General Contractors assisting in preparing and presenting Bids.

a.           Collect and review addendums, invoices, and change orders from Subcontractors. Collect, maintain, and assemble close-out packages to be distributed be to appropriate staff and/or client.

b.           Ensure proposals are accurate for labor, materials, and profit prior to submitting to client.

c.            Manage final releases including Warranty Letters, Unconditional & Conditional Waivers.

d.           Review and approve payment of vendor and subcontractor invoices.

 

Leasing / Contract Achievements:

Ø       Effectively negotiate Lease Agreements and Amendments for various wireless carrier facilities proposing to locate on private properties, City-owned properties, high profile facilities/venues, Government protected lands, and “ROW” properties.

 

Ø       Successfully work with Site Acquisition, RF Engineers & Construction Managers to identify qualified properties for new installations for wireless communication facilities, throughout the greater Los Angeles area. Identification includes: Property Location, Owner identification and level of interest, Land Use Entitlements and Building Permit Requirements for permit approvals.

 

Ø       Resolve all other real estate matters including condemnations, encroachment claims, easement relocations, tax liens, etc. as expeditiously as possible ensuring policies are followed and litigation exposure is minimized.

 

Ø       Review leases, licenses and amendment, and create abstract summaries and/or business decision memos for document execution, while communicating with property owners, verbally and in writing, to resolve any disputes or clarify lease interpretations.

 

Ø       Collect, review and evaluate Environmental reports to ensure facilities are not located on contaminated  or protected lands, while verifying if protected animal wild life is on premises. Skillfully take action and correct discrepancies and inconsistencies.

 

Ø       Perform site inspections on private and Governmental properties with existing or proposed wireless facilities. Document and report existing lease terms, maintenance and/or compliance concerns, while providing risk assessment.
